Lower Instow Beach Cottage, is a comfy dog and family friendly three-bedroom holiday apartment, sleeping up to six in Instow, North Devon. The two storey ground floor has two double bedrooms located downstairs and a twin bedroom upstairs. All three bedrooms share the family bathroom, which is also located downstairs along with the kitchen and living room, which has sea views.

Please note the first floor twin bedroom is accessed via a steep set of stairs, which has a stairgate at the top, it may therefore not be suitable for small children or those unable to climb stairs.
Living Room
Situated at the front of the apartment is the bright and spacious living room, which overlooks the estuary. The living room features wonderful high ceilings and is a great place to sit back and relax. Within the living room are a set of comfy armchairs and a large sofa, as well as a fireplace and a TV.
Kitchen / Diner
The kitchen is at the heart of the house and incorporates the dining table, which can comfortably seat up to six. Within the classic country kitchen is an electric oven with a gas hob, a washing machine, a fridge and a dishwasher - everything you will need for a relaxed self-catering holiday in Instow, North Devon.
Bedroom 1 (Double)
The first of two double bedrooms is located next door to the living room. This large bedroom with stone floors is full of character with the original fireplace located within the room. The wood framed double bed is accompanied by a chest of drawers and a wardrobe.
Bedroom 2 (Double)
Located within the former bothy is the second double bedroom, which has an iron framed double bed. Like the first, this room has lots of charm and character such as a grated fireplace, flagstone floors and a window seat.
Bedroom 3 (twin)
A set of steep stairs from the original bothy (Bedroom 2) lead to the first floor twin bedroom, which has two full size single beds and a handy washbasin. A stairgate has been fixed at the top of the stairs for safety.
Family Bathroom
The family bathroom can be found on the ground floor and is fitted with a WC, a wash basin and a bath with shower overhead. There is also an additional WC located in a small room beside the bathroom.
Garden
To the rear of the house is a large private garden, which is exclusively for guests staying in Lower Instow Beach Cottage. The garden is mainly laid to lawn and is enclosed.
